About the role:
As the Property Acquisition Manager, you will plan and manage acquisition activities, allowing Sydney Water to secure the land and property rights needed to build and upgrade infrastructure across its service area.
You’ll work closely with the wider Property team to spot opportunities to make cost effective decisions, improving efficiency during the initial stages of project planning. Your input will help shape smarter, more cost-effective decisions from the start.
In this role, you’ll be the subject matter expert for property-related advice—whether it’s site selection, navigating legal requirements, or managing the acquisition process from beginning to end. You’ll ensure legal and regulatory compliancy, while delivering the best outcomes for Sydney Water.
What you will be doing:
- Lead and manage land and easement acquisitions for major infrastructure projects, including compulsory acquisition and developer-related easements.
- Navigate legal frameworks such as the Sydney Water Act 1994 and Just Terms Act 1991, including court proceedings and working with legal counsel.
- Develop and deliver acquisition programs with clear milestones, budgets, risks, and reporting to stakeholders including executive leadership and government.
- Provide expert property advice for site selection, land optimisation, and cost-saving strategies during project planning.
- Represent Property Services in stakeholder meetings, manage consultants, and oversee quality audits of acquisition processes.
- Review and respond to planning referrals (DA, LEP, REP) from councils to ensure alignment with Sydney Water’s property interests.
About You:
In addition to tertiary qualifications in property, project management or similar you will ideally have completed Core Practitioner training. Also you will possess:
- Strong understanding of property legislation and regulatory frameworks, including acquisition processes.
- 5+ years’ experience in property, development, or planning, with a solid track record in acquisition projects.
- Skilled in stakeholder engagement and negotiation with developers, councils, government agencies, and statutory bodies.
- Proficient in interpreting valuations, town planning advice, and legal documentation related to property.
- Excellent project management and organisational skills, with the ability to juggle multiple priorities and meet deadlines.
- Strong written and verbal communication skills, including preparing strategic submissions and influencing stakeholders.
