Join Toll Group’s Enterprise Services Team as a Property Projects Manager
As part of our Property function, based in Melbourne, we provide comprehensive services in Property Management, Property Projects, and Facilities Management to the wider Toll Group globally.
We’re currently seeking a dynamic and experienced professional to join our Property Projects team. This role is central to the development and delivery of property solutions that align with Toll’s strategic goals—whether at the Group, Divisional, or Business Unit level, or in response to client-specific requirements.
You’ll lead and manage a variety of property projects across the full lifecycle—from scoping and feasibility through to design, procurement, delivery, and handover. Projects may span industrial (warehouse/logistics), corporate office, environmental, and sustainability-focused developments across diverse geographies including Australia, Southeast Asia, India, China, the Middle East, Europe, and North America.
This is a high-impact role requiring strong stakeholder engagement, strategic thinking, and the ability to deliver fit-for-purpose property outcomes in a complex, global environment.
As the Property Projects Manager, you will:
- Manage multiple property projects concurrently, ensuring day-to-day oversight and stakeholder alignment across complex initiatives.
- Accountable for the delivery of projects to agreed business outcomes.
- Understand and document business unit needs to deliver tailored property outcomes that meet operational and strategic goals.
- Lead feasibility assessments and market reviews, providing recommendations aligned with Toll Group’s investment criteria.
- Apply and mentor best-practice project management, assembling high-performing teams to deliver all phases of property development and construction.
- Oversee contracts, compliance, and stakeholder engagement, including liaison with internal groups and control of procurement, cost, quality, and timelines.
- Ensure smooth project completion and handover, managing defect rectification and transitioning assets to business units and property management teams.
Qualifications
- Property Development / Project Management qualification in a relevant discipline preferred.
- Competent in Office 365, Adobe, AutoCAD, Project tools as required.
Skills and experience
- Extensive property project experience - 8+ years in project or development management across industrial property, consulting, or construction, handling varied scopes and complexities.
- Regional market knowledge - Strong understanding of APAC industrial property markets and experience delivering projects within them.
- Project delivery capability - Skilled in planning and executing complex tasks safely, efficiently, and on time, using sound project management principles and OH&S practices.
- Commercial and strategic mindset - Demonstrates commercial acumen, a pragmatic approach, and the ability to adapt to emerging property requirements.
- Strong personal effectiveness - Committed to quality and continuous improvement, with excellent time management, multitasking, and organisational skills.
- Collaborative and flexible - A team player with strong communication skills, open to travel, and capable of managing property documentation and stakeholder engagement.
